Tenant Responsibilities

We kindly request all tenants to respect the property, its amenities, and the surrounding community. Please adhere to the house rules, be considerate of your neighbors, and treat the property as if it were your own. Your cooperation helps ensure a pleasant experience for everyone.

We provide initial amenities like toilet paper, paper towels, soap, and dishwashing supplies to start your stay comfortably. Please note, these are starter supplies, and guests are responsible for their replenishment during their stay. Local stores are nearby for convenience.

Monthly Rental:

• Check In: 3:00 pm
• Check Out: 11:00 am
• Minimum 30 day rental
• Flexible start and end dates
  

Maximum Occupancy:

• Maximum occupancy: 5 guests

No Smoking:

• No smoking inside the house. Please use the outdoor area.
  

Pets Policy:

• Pets are allowed.
• Please clean up after your pet, including any accidents. A clean-up fee will be applied for any pet-related damage.

Quiet Hours:

• Quiet hours: 10:00 PM to 7:00 AM. Please keep noise levels down during this time.
  

No Parties or Events:

• No parties or events are permitted on the property.

Parking:

• Please try and keep all vehicles parked in the driveway or in front of the property if at all possible.

Garage and Basement

• Garage Access: The garage is strictly off-limits to guests.
• Basement Usage: Guests are kindly requested to only access the basement area when using the laundry facilities. Thank you for your cooperation.
  

Guest Interaction:

• Contact us through the Airbnb platform for questions or issues.

Housekeeping and Cleaning:

• Guests are responsible for cleaning up after themselves and leaving the property in a reasonably clean and undamaged condition.
• A cleaning and/or damage fee may be applied for damage or excessive cleaning required after check-out.

Trash Collection:

• Trash collection is on Friday. If possible, please place trash cans by the curb on Thursday evening

Lawn Care Service:

• Please be aware that a lawn care service will visit twice a month to mow both the front and back yards.

Emergency Procedures:

• In case of fire, exit the property immediately and call 911.

Cancellations and Refunds:

• Advance Notice Requirement:
  • Cancellations must be made in writing and received by the property owner or the designated property manager at least 30 days prior to the scheduled check-in date.
• Refund for Timely Cancellation:
  • If the cancellation notice is received 30 days or more before the scheduled check-in date, the renter will receive a full refund of any rental payments made, minus a cancellation fee.
  • The cancellation fee is $250 to cover administrative costs and potential loss of rental opportunity.
• Late Cancellation Penalty:
  • If the cancellation notice is received less than 30 days before the scheduled check-in date, the renter will forfeit $250. This is to compensate for the short notice and decreased likelihood of renting the property to another tenant on short notice.
• No-Show Policy:
  • If the renter fails to arrive on the check-in date and does not provide any cancellation notice, no refund will be issued.
• Early Departure:
  • If the renter decides to leave before the end of the 30-day rental period, no refunds will be given for the unused portion of the stay.
• Exceptional Circumstances:
  • The property owner may consider exceptions to this policy in cases of unforeseen and serious personal circumstances, at their discretion. Documentation may be required.
• Policy Amendments:
  • This cancellation and refund policy is subject to change. Renters will be notified of any significant changes.

2. Living Room TV

• Enjoy a variety of streaming options on the Amazon Fire TV.
• Use the remote to navigate the Fire TV user interface for accessing popular streaming services like Netflix, Hulu, and Amazon Prime Video. There’s plenty of free content or feel free to sign in with your own account.
  

3. Bedroom TV

• To use the Chromecast, make sure you're connected to "GrandmasHouse" Wi-Fi.
• Open a supported streaming app on your own device (phone, tablet, or laptop).
• Look for the "Chromecast v2 Sharp TV" option in the streaming app's casting menu.
• Select to start streaming content directly from your device to the bedroom TV.

4. Vintage Record Player from Germany

• Experience the elegance of classical music on our vintage German record player.

5. Laundry

• Laundry Machine: If needed, a laundry machine is available in the basement area for your convenience.
• Drying Options: You can choose to either use the provided clotheslines downstairs or in the outdoor space in the backyard for hang-drying your clothes.

6. Thermostat

• The thermostat in the property is an analog model. Toggle between Cool and Heat settings and set the Fan to On, Off, or Auto. Turn the dial to adjust the temperature.
• Please be mindful of your energy usage and adjust the thermostat as needed for your comfort.

• Kerrytown District: Visit the Kerrytown Market & Shops, which includes artisanal food markets, boutiques, and the Ann Arbor Farmers' Market (seasonal).
• Main Street: Take a leisurely walk down Main Street, known for its charming shops, restaurants, and vibrant atmosphere.
• Michigan Theater: Catch a show or movie at the historic Michigan Theater, a local cultural gem.
• University of Michigan Campus: Explore the beautiful and historic University of Michigan campus. Don't miss the Law Quad, the Diag, and the Michigan Union.
